We really love our first time homebuyers! This is a big step for many and we really enjoy helping them find the right place. The typical price range can be a tough one, so we work to get them prepared and we teach them how to recognize a deal when they see it. The houses fly off the market sometimes; so there is little time to react. That is why building a trust between us and our Buyers is important. We focus on condition, cost of improvements, neighborhood, and a host of other things that will help insure that when you outgrow your first home, you can turn it over easily and move up.
Common issues with first time homebuyers can be debt-to-income ratio and down payment. We know mortgage brokers who, with a little bit of lead time, can help navigate you through the process of improving both your credit score and your debt-to-income ratio. The also have creative ways to save you money on mortgage insurance if you don’t have enough money to put down. They are very aware of the current financing options for first time Buyers, so even if you don’t think you qualify, you may be surprised.
Having not worked with an agent before, many first-time home buyers are unaware of some of the advantages of choosing a great agent. Our market works differently than what you see on TV. Most Sellers don’t pre-advertise and expect to sell their home during an open house in our market. So touring only open houses can be severely limiting in a tight market.

There are some precautions to use when approaching a builder.
Always make sure you tell the builder that you will be working with a Realtor, as some builders will not allow you to bring in a Realtor afterwards.
Make sure you don’t sign anything prior to bringing your Realtor out to accompany you to visit with the builder.
Don’t let your builder try to talk you out of using a Realtor. Most builders are Realtor friendly, but it is a tactic sometimes used either to rush you into buying or taking advantage of your inexperience as a Buyer. A Realtor working on your behalf typically costs you nothing, but can save you a lot of money either by helping you find the right builder or by protecting your future resale value by insuring the options you pick make sense.
With custom builders, there are a lot of other things to consider, including finding a lot, special financing, how your money is released, etc. We know how to help with that and we know what mortgage brokers finance custom builds.
There are lots of great builders in the Indianapolis Area, and we have worked with most of the larger ones. We can help you find the right builder that will meet your needs. Buying new construction can take longer time, so the earlier we get started the better.
