Selling a home is not easy. You have to figure out what you need to do to get your home ready for the market, what a reasonable price would be, you need to identify and overcome potential buyer objections, you have to market your property in a way that attracts enough buyers, make arrangements for showings, respond to feedback, negotiate a deal, resolve inspection issues, navigate timelines, coordinate your payoff with lenders, HOA, tax collectors, etc. And you have to close the transaction. A lot of times that all needs to be done while you are looking for a new place to live and possibly getting acquainted with a new job. That is where we come in.

We use our expertise to put together a market analysis so that you know with confidence where you home should sell. We help you get your home ready for the market by staging and making suggestions about clutter reduction. We will walk your property and help you identify potential Buyer Objections or Inspection items that will cost you less to address now rather than later. We use professional photographers for stunning pictures, targeted mailers, and online advertising. We set you up with our complimentary showing service to coordinate showings and feedback. We help you coordinate with contractors for any repairs or updates. We will help you find a closing agent to handle the transaction, release of liens, and collect the correct property taxes. And we will help set your expectations so that you know what is going on so that you can relax.

Buying a home comes with a lot of decisions. Do you go with an established neighborhood, or new construction? If you go with new construction, which builder suits you better? How do you negotiate with a new builder? How do neighborhood amenities affect resale value? Do you go with this school district, over another school district? Do you go with move-in ready or a fixer-upper? Do you need to be close to work, or is longer drive okay to get what you want? How big a mortgage do you qualify for? Is it more important that your property go up in value, or is it better to just get it paid off early or keep the payment low? What if the house you write on has problems? Can you get out of the contract? Are you an investor looking for rental properties? These are just some of the issues that Buyers run into.

We have a lot of experience with Buyers and have the background to really help them make the right decisions. We have worked for builders and have sold a lot of new construction. We have also sold a lot of resales, and we have bought both new construction and fixer-uppers ourselves. We also flip houses from the $100K-$500K range, so there is not much we have not seen. We have helped clients from the $100k range up to the million dollar luxury homes. And we understand the joy and concerns of the buyers in between. We have the negotiation skills to help you get the best deal, and the technical skills to you help figure out what it would likely take to modify a home to your liking. We also have the market skills to determine what you should be paying for a house. We know a good deal when we see it, so we can quickly help you notice. We also have kids that went to school and who are still in school, so we can often answer those types of questions as well.

We help our buyers from start to finish. We listen to their needs, set them up on an automatic list to get homes as soon as they come on the market. Schedule appointments to go see homes, help them make a good decision, negotiate in their behalf, and help get them through the inspection and closing process. If you need financing assistance, we know some great mortgage brokers. If you are on a tight house hunting trip from out of town, that's no problem either. With GPS, it's not hard for us to show 20+ homes in a day.
